Our agents are delighted to offer a rare opportunity to acquire an award-winning working vineyard in the renowned Gaillac region of South West France. Unusually situated in the centre of its 37 hectares of land are two stone houses and the vineyards caves, shop and pressing and bottling areas. Of the 37 hectares, 22 hectares are planted with grape varieties and the rest of the land is planted with cereals or is wooded. Over the past twenty years since the current owners took over the running of the vineyard, investment has been made in new equipment and the vines meticulously cared for. If the purchaser of this outstanding property so wished, the current owner would be happy to continue to work on the vineyard and share his knowledge and expertise. In addition to the property itself, all the necessary equipment for a working vineyard is available by separate negotiation. The majority of the wine produced by the vineyard is currently sold directly from the property and through participation at three Wine Salons, one in Paris at the end of November, another in Paris at the end of March and the third at Nevers during April. The Properties Principal Residence The smaller of the two houses, this comprises: Ground floor: Kitchen/Dining room (7m x 3.2m) with large chimney fitted with insert stove. Tiled floor and beams. Behind this room is a large laundry/utility room housing the oil tank and water heater. An imposing stone staircase (thought to have been acquired from a nearby chateau) leads to the: First Floor: Living Room (7m x 3.2m), with windows to front and side, wood floor and exposed stone. Attractive loeil de boeuf window at top of stairs. From a corridor, doors lead off to three bedrooms (8m2, 14m2 and 14m2) and a large bathroom and separate WC. Attached to the house, stone steps lead up to a room of 26m2 with door to a WC, basic shower and stairs down to a kitchen of similar dimensions with chimney. This house benefits from oil-fired central heating. Secondary Residence Used every year to house workers at harvest time, this imposing building was built in 1772 and has worn very well! With all the accommodation on one floor, it is accessed either by a stone staircase from the clients parking area, or from a doorway behind the property, accessing into a hallway, or by a third doorway which would thus allow the property to be divided into two separate residences. Doors from the hallway lead to:- - Kitchen/Dining room (19m2) with door to the exterior stone staircase. - Living Room (23m2) with chimney, exposed stone wall and wooden floor and arch to kitchen - Bedroom/office (10m2) - Toilet - Bathroom (shower, sink, bidet) - Bedroom ( 10m2) From the kitchen a door leads out to a corridor. This could be blocked off thus separating the two portions of the house. The corridor has doors off to:- - Toilet - Bathroom (shower and sink) - Bedroom (10.5m2) with tomette floor and exposed stone wall - Bedroom (10m2) - Kitchen/dining room (16m2), L shaped with door to the outside. This house is heated by wall mounted electric heaters. Stone steps outside the second house lead to a large room of approx 48m2 (currently used as a gym) with a tommette floor, low windows and a door to attic space which has full head height and could easily be integrated into the house itself. Wine Cellars - Cellar for bringing in the harvest (with two presses and 10 concrete vats) - Smaller cellar with 5 vats - Cellar for storage of barrels, containing 60 futs de chene - Cellar with 8 stainless steel vats of different capacities, 4 resin/glassfibre vats, 2 oak barrels - Cellar with two insulated vats and 6 further vats - Cellar to stock and label bottles - Various other cellars of different capacities Additional Buildings - Office (4m x 3m), situated under Bedroom 1 of the Principal House, with Store Room behind - Stone garage with parking for two cars - 2 Hangars for vineyard vehicles - Stone workshop - Wine Shop (beneath the kitchen of the second house) (27m2) equipped with sink for tastings. - Small stone building opposite second house - Well Exterior Behind the second house is a garden with views across the propertys own vines, and an above-ground swimming pool.
